What Is My Property Worth?
• A Resource For Sellers •
Most people turn to either an appraisal or a Comparative Market Analysis (CMA) to determine a property's value. Appraisals are a certified appraiser's estimate of the value of a home. Appraisers consider square footage, construction quality, design, floor plan, neighborhood, as well as availability of transportation, nearby shopping and local schools. Appraisers may also consider the lot size, topography, view and landscaping. The cost of an appraisal can range from $350 to $1,200. NOTE: Banks and lending institutions issue loans based on the appraised value.
CMA Request
A Comparative Market Analysis is a real estate broker's or agent's informal estimate of the market value of a property, based on sales of comparable ones in a specific neighborhood. BC Adobe Realty agents will give you a CMA for free. You can also do your own comparison by looking up recent sales of comparable properties on Zillow or Redfin, which draws its information from public records.
To request a free Comparative Market Analysis, please complete the form below. One of our agents will contact you with your property valuation in 1 or 2 business days.
Setting The Price
You must price your property according to current market conditions. The local real estate market is constantly in flux, and these fluctuations affect property values both up and down. It's important to base the "list price" on the most recent comparable sales in your neighborhood. A Comparative Market Analysis (CMA) provides the data needed to set your list price accurately. So, as you prepare to sell and interview agents, study the CMAs (the data should be no more than three months old). Price your property according to the consensus view. And beware of any agent who overvalues your property (compared to the other agents).
